This 12’X40’, fully furnished two-bedroom Cottager Classic would be perfect for your family! It sits on a waterfront lot with a beautiful view of West Lake, the beach, and of some spectacular sunsets! Now includes dock space with 50 feet of dock and 3000lb aluminum, cantilever boat lift, (Purchased in 2019). It features a 36'x7' fully furnished sunroom with a back patio area and a 7'x7' shed. The BBQ and 100 lb. propane tank are included. It comfortably sleeps five, but could sleep seven, and if you added a pull-out couch to the living space, you could easily sleep nine. The first bedroom has a walk around queen bed; the second bedroom has a set of 48" bunks, with a table that folds down into a single bed. A great starter trailer situated on the interior with quick access to the park, tuck shop/Smitty's, the beach, and the main bathroom/shower rooms (Aldersgate Lodge). The lot is beautiful and private with amazing neighbours, surrounded by three mature trees that offer tons of shade, with room to park a boat and two vehicles plus pitch a tent. The trailer is older, and will need ongoing TLC. In the last year, we sealed the roof, painted the trailer, completed maintenance on deck (a few boards need to be replaced still), replaced screens on doors, replaced the floor/subfloor with new weatherproof vinyl flooring and replaced all light fixtures with LED. We never hooked up propane in our two seasons of ownership, so we haven't tested the hot water or stove, but were told it is in working order. We never touched the bathroom and it still has the camper toilet; although, we have a full size toilet in the shed to replace it as the plumbing upgrades allow for that. The deck has a patio table and chairs for 6, but has accommodated 12 for meals. It has tons of space to install a pergola or gazebo and extend the trailer outdoors.
